An Phase I ESA Preliminary Assessment is the most important process to identify environmental hazards that may be present in an investment property prior to purchasing, developing or refinancing. The Preliminary Assessment Test is a non-invasive examination that examines the property's historical records, ownership documents and previous land uses to identify potential contamination issues. The assessment includes a comprehensive inspection of the site to assess the property and its surrounding areas for potential environmental hazards. We also conduct research on the past by using aerial photos, maps and other records from the regulatory authorities to determine previous dangerous actions. Interviews with homeowners, property owners as well as relevant local authorities are carried out to obtain additional information. The main purpose for the Preliminary Assessment Test is to find Recognized Environment Situations (RECs) and to determine if further environmental studies are needed.
